Housing Loan Requirements Basic Requirements

  • Birth Certificate or Marriage Contract
  • 2 Valid IDs
  • 2 pcs. 2″ x 2″ id pictures or 1″ x 1″ id pictures if PagIBIG (husband and wife)
  • Proof of Billing Address (Utility bills)
  • Post dated checks ( other developers may not require this )

Required Documents if with Financing

Overseas Contract Workers (OFWs)

  • Original Certificate of Employment and Compensation w/ Consular Seal (other developers may just required you a scanned copy of photocopy )
  • Photocopy of Contract of Employment
  • Photocopy of Passport (latest entries)
  • Proof of Remittances
  • 3 Months Latest Pay Slips
  • Bank Statements ( optional )

Locally Employed

Original and Notarized Certificate of Employment and Compensation (COEC)

  • 3 Months Latest Pay Slips

OPTIONAL

  • Photocopy of Income Tax Return (ITR)
  • Bank Statements

Self Employed

  • Photocopy of Business Registration (DTI/SEC)
  • Mayor’s permit
  • ITR for the last 2 years

OTHER REQUIREMENTS MAY BE REQUIRED ON A CASE TO CASE BASIS

Here are the other fees beyond the total house and lot package:

  • Reservation Fee – an initial cash out that is needed in order to retain/reserve a house and lot under your name which is deductible from the processing fee.
  • Processing Fee – used to pay for all documentation needs, taxes, permits and other logistical support that is needed in order to transfer the house and lot to your name.
  • Homeowner Association’s Membership Fee – paid before moving-in
  • Fire Extinguisher – paid before moving-in

You will begin to pay your monthly amortization upon approval of your loan. You will be informed by our office and shall receive a Notice of Installment or Amortization from Pag-IBIG/Bank Fund a month after the approval.

All is smooth as long as you pass the initial credit investigation of HLDC and submit all necessary loan documentary requirements. As a guide, all Pag-IBIG/Bank member – borrower must:

  • Have been an active member for at least 24 months;
  • Not more than 70 years old upon loan maturity;
  • Has the legal capacity to acquire and encumber real property;
  • Has no outstanding Pag-IBIG/Bank Housing Loan, either as principal or co-borrower;
  • Had no Pag-IBIG/Bank housing loan that was foreclosed, cancelled, bought back;
  • Has no outstanding Pag-IBIG/Bank multi-purpose loan in arrears at the time of loan application.
